Flooding
What is covered on your home or business insurance policy? Did you know that your homeowners insurance policy DOES NOT cover floods?
Insurance policies, just as most contracts, are written in very complicated "legalese". The coverages you're entitled to in addition to the types of covered losses are all outlined in your insurance policy as well as statutory language which becomes part of your insurance policy. The difficult interpretation of this complicated contract is exactly what a qualified public insurance adjuster can take care of for you.
What Is A Flood? Floods is one of the most common and widespread of all natural disasters-right behind fires. Most communities in the United States have experienced some kind of flooding, after spring rains, heavy thunderstorms, or winter snow thaws.
A flood, as defined by the National Flood Insurance Program is: "A general and temporary condition of partial or complete inundation of two or more acres of normally dry land area or of two or more properties (at least one of which is your property) from: overflow of inland or tidal waters, unusual and rapid accumulation or runoff of surface waters from any source, or a mudflow. [The] collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood." Invest in flood insurance even if you are not in a flood zone to help reduce the financial loss from building and crop damage should a flood or flash flood occur.
Homeowners insurances DOES NOT COVER FLOODS. Even sewage back up is not a covered expense unless you have purchased special coverage for that type of loss. Your homeowner policy generally covers wind driven rain that enters your home and causes damage. This does not include flood damages.
When you suffer a flood loss, damages which may not be clearly visible to the naked eye are very common. Saturated carpets and carpet pads should be re removed if they cannot be salvaged, to avoid additional damage to drywall, baseboards and personal property. Mold can develop if moisture remains in your home for more than 48 hours. If you have experienced a flood loss you need a team of experts that can help you get back on your feet again.
